Occupied Home Staging Services
Walk & Talk Consultation – $150
Southern Allure Staging & Design will assess your home and it’s home staging needs for a speedy and successful sale. This home staging service begins with a 2 hour consultation where we will walk through your home and discuss exactly what steps are necessary to prepare the home to appeal to potential buyers. You will take notes as we examine each room and learn:
- What today’s buyers are looking for in a home
- Do-It-Yourself home staging tips for every room in the house
- What to keep and what to pack or put in storage
- What paint colors sell homes
- How best to arrange your furniture
You will also receive suggestions for items to purchase to maximize your home’s staging potential and give it that model home appearance. You will also receive a Recommended Vendors list of discounts and service providers as a benefit of working with Southern Allure Staging & Design.
“Get It Sold” Full-Service Staging Package – Half Day or Full Day
For maximum results and to compete in today’s buyer’s market, Southern Allure Staging & Design works alongside you, guiding you every step of the way through the preparation of your home to sell so that you get top dollar. Our home staging services full service package begins with a $75 initial in-home consultation. Based on the home’s needs, the stager will recommend either a half day or full day staging package.
Power Staging & Mini-Makeover – $350 (allow 4 hours) or
Ultimate Power Staging & One-Day Home Makeover – $525 (allow 7 hrs)
- You will receive a Home Preparation Plan by email within 24 hours of your consultation.
- Together we will prepare each room for maximum buyer traffic spending either a half-day or full-day (any additional hours are billed at an hourly rate of $75.)
- I will bring in home accessories and furnishings that you can either purchase, rent or use as a visual of what purchases you will need to make in order to update the home.
- You will receive a Recommended Vendors list of discounts and service providers as a benefit of working with Southern Allure Staging & Design.
Want new accessories but don’t like to shop? Southern Allure Staging & Design also provides shopping services for any necessary accessories you might need to update your home. We will work within the budget you create to provide those accessories that serve as investments in the sale of your home. You will also receive “Designer Discounts” where available. Power shopping is available at an hourly rate of $75.
Vacant Home Staging Services
Viewing a vacant home online can feel cold and uninviting. Southern Allure Staging & Design can work with you to make your vacant house feel like home to prospective buyers. Our vacant home staging services include full service staging or vignette staging.
Full Service Staging
Full Service Staging begins with a $75 in-home initial consultation, which is applied to the staging purchase. We will walk through the home and determine furniture and accessory needs. Following the consultation we will email you a detailed proposal of the staging plan and furniture rental costs. Furniture is leased from a professional furniture rental company and cost is based on a 90 day contract. We work closely with the rental company to coordinate the delivery and placement of the furniture. We then place artwork and accessories throughout the home to complete that model home look. Once your home has a contract and cleared the option period we will organize and oversee a day for the furniture company to collect the rental furniture, while we collect all of the artwork and accessories.
Vignette Staging is the art of using accessories, greenery and artwork to enhance your real estate listing and is offered on a monthly basis. We can stage your home in this manner for an open house or even for your home’s listing photos. This package begins with a $75 in-home initial consultation to determine the staging needs of the home. The actual staging day will usually take between 2 and 3 hours depending on the size of the home. The de-staging appointment is usually less than 2 hours. Staging hours are billed at $75 per hour.
Interior Redesign Services
Our redesign services start with a consultation where we have you complete our Lifestyle Questionnaire and are able to assess your wishes, style and desires for your home. We connect you to a wealth of design photos for inspiration and encouragement. Based on your needs and desires, we will draft a detailed proposal that will fit your family’s budget.
Southern Allure Staging & Design offers professional decorating for the holidays. We can decorate your tree, mantle and the rest of your home so that it sparkles and shines for Christmas. We can use your existing decorations or shop for new trimmings for your home. Or together we can plan a themed design using a little of both. Either way, your home will be ready for all of those Christmas parties. Even Santa will be impressed!
